Those friendly model home salespeople are representatives of the builder and are paid to sell houses and upgrades – not to help you find your dream home or negotiate the best deal. Get someone who represents you and your interests.
Builders factor in Realtor commission when they price their homes, so there’s no extra cost to you. If you don’t have an agent, builders won’t reduce their price – that would set a precedence for decreasing the price of the other homes they’re selling. Instead, the builder or the builder’s agent will pocket the extra money. Meanwhile, you’ll be at a disadvantage trying to negotiate the best deal on your own. Do I need an agent to buy new construction?

How does it work?
Contact us, and keep searching for your new home like you are right now – online, touring model homes and new communities. (Note: just let the sale people know you’re working with one of SimpleShowing’s agents as your “buyer agent”). When you find the right home and are ready to make an offer, just let us know. If you haven’t already been paired with one of our local agents, we’ll make sure to connect you. Your SimpleShowing agent will help with all the details, from putting together an offer to negotiating the best deal, navigating the design/upgrade process, etc. At closing, we’ll give you back up to half of the Buyer Agent commission.
